1. Carefully Chose Who You Partner With [ just like MARRIAGE ]
2. Communicate Specific Goals and Responsibilities
THESE COULD INCLUDE :
Who is handling financing , bank payments , utilities , etc ?
Who will handle and take care of repairs and/or work with contractors ?
Who will communicate with BUYERS/SELLERS ?
Who will handle MARKETING efforts ?
Who will work with the Town/City , Pull Permits or Handle Contracts ?
3. Get Everything in Writing .
Best to get a lawyer to write everything up !
4. A WIN/WIN Does.'t Necessarily Mean 50/50 !
BECAUSE .....a lot of INVESTORS start out with a plan to find somebody who can put up the money and split the deal with them , Fifty/Fifty . This isn't necessarily wrong , BUT depending on how RESPONSIBILITIES are DIVIDED , it may be unfair ! As you decide on 'partner-specifics' responsibilities you may find the RISK and/or WORKLOAD weighted unequally . In these cases you can 'RE-DELEGATE or ADJUST COMPENSATION' accordingly .
REMEMBER .......there are also a lot of people with money that either don't know how to find deals or don't want to . It is common for a Private Investor to AGREE to a 10 - 15 % rate of return just for putting up the money for a deal . Everybody WINS , BECAUSE ......YOU are OFFERING them a much better rate of return than they would or could get in their savings or mutual funds and it's SECURED by REAL ESTATE !
