Susie recently decided to place her home on the market 'FOR-SALE-BY-OWNER' [ FSBO ]
......A NO NO , since Susie is a full-time REAL ESTATE AGENT and makes her living by selling homes .
According to her , this was different .....she couldn't afford to pay ''those HIGH REAL ESTATE COMMISSION FEES '' .... and would rather try it on her own for a while .
Hmmmmm , seems like I said that once myself , also !

'' Miss .....WOULD YOU CONSIDER HOLDING A NOTE on YOUR HOME ? ''

BOY , did she learn the pitfalls of the FSBO process !
She learned how much TIME she wasted on ''UNQUALIFIED LOOKERS ''
asking things like : '' would you consider a lease/purchase with the entire monthly payment going towards the down payment '' OR '' would you consider holding the note '' OR '' I just went through Bankruptcy problems but I THINK I CAN AFFORD YOUR HOME '' .
She quickly learned she had to be available 24/7 to ACCOMODATE-the-LOOKERS
......even the ones who made appointments and didn't even show up !

After a few short weeks of this FSBO routine , Susie finally decided to sell her home through the AUCTION way .....speed , CASH , NO CONTINGENCIES , DEFINITE SALE DATE , etc. .

So much for FSBO , another life-lesson for Susie !

HERE'S WHY IT DOESN'T WORK .....
91 % of people trying to FSBO quit trying after 30 days and list with an EXPERT . It can be scary to see who comes to your door to buy your home !
Those who listed with an EXPERT sold their home 9.7% higher than those who '' SAVED '' the commission .

The BUYERS know you are saving money , and they expect you to take it ALL FROM YOUR SIDE of the TRANSACTION . Auctioneers ARE POSITIONED to PRE-QUALIFY the BUYERS to be sure you're selling to someone who is qualified and can afford your home . [ AND , who closes the sale when you sell by FSBO ? ]

Advertising is very expensive . Yet , if you don't advertise what you have to sell EVERDAY , Buyers won't know what you have to sell !
